Goodman Interlink Hamburg thrives, signing two deals with leading aerospace customers

Goodman, a leading global industrial property group, has signed two lease deals with major players in the aerospace industry, Airbus and Diehl Comfort Modules, at the Goodman Interlink Hamburg logistics park in the Finkenwerder district. The logistics location is one of the most sought after in Germany and in response to the strong demand, Goodman will develop an additional 8,500 sqm property on a speculative basis at the site.

Flexibly designed property for Airbus

Airbus has started initial operations in a pre-existing 10,500 facility at Goodman Interlink Hamburg for one part of its spare parts logistics and the building will be fully operational by this summer. The facility’s location provides multiple benefits to the aircraft manufacturer and has been designed to optimise its supply chain. Goodman Interlink Hamburg is only five kilometres away from the Airbus production plant and in close proximity to the airport of Hamburg, which will be used to transport the spare parts by air freight.

In addition to 9,500 sqm of storage space, 1,000 sqm are designated for offices and social areas. Furthermore, Goodman will construct a 1,000 sqm mezzanine floor in order to create further workspace in the logistics centre, which was possible due to the generous hall height of 12.20 metres. The new construction will provide a total of 11,500 sqm of space.

 

Multi-functional facility for Diehl Comfort Modules

Diehl Comfort Modules, part of the Diehl Group, specialises in the production of cabin interiors and lavatories. Goodman is developing a new 13,000 sqm facility as part of Diehl’s investment and consolidation strategy in the Hamburg region, designed to increase efficiency and competitiveness. With this new development in the Finkenwerder district, south of the river Elbe, Diehl Comfort Modules will be located only 10 minutes by road from Airbus’ production plant.

Diehl Comfort Modules will use the facility to combine light production, logistics and office work under one roof. The development will comprise approximately 7,000 sqm of work space, complemented by 3,000 sqm of logistics space. To manage the operations, Goodman is also constructing 3,000 sqm of office and social space both inside and outside the warehouse.

Sustainability

The new logistics property for Airbus offers a number of cost-saving sustainability features, including above market standard façade sealant and lighting strips in the façade to increase the amount of daylight in the main storage area. These features helped the development receive a silver certificate from the German Sustainable Building Council (DGNB).

The Diehl Comfort Modules facility will incorporate thorough ventilation of the hot air produced by the production equipment and provide additional roof insulation to reduce energy consumption, while maintaining a comfortable working climate. Spacious light stripes throughout the property and large windows in the office area will increase the amount of natural light. After completion, the new development will also receive a silver certification from the German Sustainable Building Council (DGNB).

Additional availability in the Port of Hamburg

With space take-up of around 450,000 sqm, Hamburg was Germany’s number one logistics location in 2014 and demand has remained strong over the last quarter. Goodman Interlink Hamburg is well positioned to take advantage of current market dynamics as a unique multimodal port project, with excellent access to the A7 motorway, two deep water container terminals and the Hamburg airport.

To meet anticipated demand, Goodman is developing an 8,500 sqm facility on a speculative basis that can be adapted to individual customer needs. The building is designed to meet strong demand in the Hamburg region for medium-sized properties and construction will be completed in the third quarter of 2015.

Goodman has additional land for development for an 8,700 sqm logistics space on the same site. Goodman also has the ability to develop another 12,000 sqm of logistics space in the freight village (GVZ) Altenwerder, which is located only five kilometres from the Interlink site.
